Meet Keaton Brice, Dallas Industrial Market Associate and new HLC team member!
Keaton serves as a Market Associate in the Dallas Industrial Division. He is responsible for executing transactions on approximately 6.1 million square feet of Industrial assets, representing both private and institutional investors. In addition, Keaton focuses on marketing properties, gathering market intelligence, and identifying strategic business development opportunities for the Dallas Industrial Group.
Prior to joining HLC, Keaton was a Leasing Associate at ML Realty Partners in Dallas, where he was responsible for the leasing operations of both, 3rd party leasing teams and in-house lease transactions. During this time, he gained valuable experience working on complicated transactions and providing excellent service to his clients. Keaton started his career in commercial real estate at Colony Northstar, where he served as an asset management analyst. During his time at Colony Northstar he underwrote lease transactions, built and maintained Argus models for a 65 million square foot portfolio. Keaton’s asset management contributions helped him further understand the ownership side of Industrial real estate.
Keaton grew up in Flower Mound, Texas with his parents and two sisters, Katie and Alaina. He graduated from the University of Arkansas in 2016 with a BBA in Finance and Marketing.
What brought you to HLC?
I grew up around the real estate business and wanted to understand how to own and operate real estate. After graduating from college, I started out on the ownership side of the business but realized my skill set is more aligned with leasing. I went to work for ML Realty Partners as a leasing associate and during that time I worked with Andrew Gilbert from HLC on a handful of new deals. Andrew and I built a strong working relationship and decided it would be mutually beneficial if we teamed up.
How do you hope to grow at HLC?
I want to further develop my skills of negotiating lease transactions and potential dispositions on behalf of our clients through providing market knowledge and expertise in the northwest Dallas and DFW Industrial submarkets.
What about your role at HLC most excites or interests you?
The opportunity to pursue new business.
What three words would you use to describe the HLC culture?
Teamwork, compassion, family.

We Love People – I love people too, and it brings me joy when my services can help someone make educated real estate decisions.
How do you like to spend your free time?
I like to hunt, fish, play golf (even though I’m not good at it!) and travel.
What inspires you?
Pursuing the things that make me happy, capitalizing on doing the things that I enjoy.
How do you define success?
Happiness and financial freedom.
If you were the CEO of a company name one thing you would make mandatory in the office and one thing you would ban.
Mandatory – taking a longer lunch break every day to encourage a healthy lifestyle.

If you could be any animal in the world, what animal would you be and why?
A bald eagle so I could fly.
What was the last gift you gave someone?
An Alabama pullover I gave my best friend in March.
