CLX Ventures And Principal Real Estate Investors Break Ground On Denton ICC-35

CLX Ventures, a Dallas-based real estate development and private equity firm, alongside Principal Real Estate Investors, have broken ground on a premier, Class-A industrial park in Denton, TX.  When complete, the three-building project will be situated on approximately 73 acres and total 1,193,276 square feet. ICC-35 boasts cutting edge design features and building amenities, including 32’-36’ clear heights, cross dock and rear load configurations, internal circulation drives, above market trailer positions and ample car parks providing today’s Class-A industrial tenant a best-in-class experience. The property will be leased by Matt Carthey, Andrew Gilbert and Keaton Brice of Holt Lunsford Commercial.

Strategically located at the northwest corner of I-35W and Hwy 288, the site’s eastern border fronts I-35 and is minutes from the I-35E/I-35W interchange, making it easily accessible to travel to hubs such as Dallas-Fort Worth International Airport, Alliance, Meacham International Airport and the BNSF Intermodal.  In addition, the site is one mile north of Highway 380, which provides quick access to the growing population of Krum and Sanger.

ICC-35 broke ground in July with an anticipated completion in August 2023.
